Waterfront Development

Waterfront properties are subject to additional planning and zoning requirements due to their proximity to lakes, rivers, wetlands, slopes, and shorelines.

Most new development must be setback 30 metres from the high-water mark, with limited exceptions for structures such as marine facilities and small accessory buildings.

Other requirements may include:

  • Lot coverage
  • Floor space index
  • Building height
  • Setbacks
  • Shoreline protection provisions

Development within 100 metres of a waterbody may require Site Plan Control approval, which reviews matters such as drainage, septic location, slope stability, erosion, shoreline vegetation, and protection of natural features.

If a project does not comply with the Zoning By-law, additional planning approval may be required. Contact Development Services before starting a waterfront project to confirm required approvals.
