Some projects require planning approval before a building permit can be issued or development can proceed.
Section 45 Application
Reviewed by the Planning Advisory and Committee of Adjustment.
45.1 – Minor Variance
Required when a new development does not meet zoning requirements, such as setbacks, lot coverage, or building height.
45.2 – Permission to Expand a Legal Non-Conforming Use
Required when expanding or enlarging an existing legal non-conforming use or structure.
Site Plan Control Application
Site Plan Control reviews site design matters such as:
- Access
- Drainage and grading
- Stormwater management
- Traffic and road impacts
- Shoreline protection
- Environmental considerations
Most development within 100 m of a waterbody and over 30 m2 requires Site Plan Control approval. These applications are reviewed by staff under delegated authority.
Combined Application
Some projects require both Section 45 and Site Plan Control approval. Township staff will advise if both are required.
